We know there are always a lot of questions, and we hope this will answer some of them for you.

What is your fee structure? Do you take a percentage of my rental income?​

Nope.
 
There’s absolutely no catch – we don’t take a percentage of your rent. Guests are happy to pay a premium for shorter rental periods, and we merely collect any extra amounts above your requested rent.

How will you guarantee the rent?

It's straightforward – we run a business that generates income, and your rent is simply a part of our operational expenses. Along with our business signing your lease, we will personally guarantee the rent.
 
We value our relationship with you, as it is essential to our success. Our goal is to ensure that we become the last tenants you will ever need.

How do you know who comes in and out of the building?

Security is our top priority. With your consent, we plan to install a Wi-Fi enabled security camera outside the building to ensure that guests are not accompanied by any unauthorized individuals. Additionally, as the homeowner, you will have 24/7 access to these security cameras, allowing you to monitor your property at all times.

How do you screen guests and what is your criteria?

Many of our platforms conduct background checks and verify identities. We receive this information with each inquiry, allowing us to personally approve or decline visitors. Additionally, we ask guests to share the reasons for their stay, taking their stories into account.
 
It is essential for us to ensure a professional and safe experience for all parties involved, as our company's reputation is always on the line.

Do you market on platforms such as Airbnb, VRBO, etc.?
 
We promote our properties across a variety of travel booking platforms, such as Furnished Finder, Booking, Airbnb, Travel Nurse Housing, Corporate Housing, and others. These platforms serve as Online Travel Agencies (OTAs), acting as intermediaries between us and our guests.
 
Our marketing efforts target corporate travelers, traveling nurses, leisure tourists, and individuals traveling for business. We utilize multiple marketing channels, all while implementing our secure screening methods.

How do you ensure there are no parties? What if a party occurs?

Let’s be absolutely clear: we take every possible measure to prevent parties or events in our units, ensuring that the property remains in pristine condition. Maintaining these rentals in excellent shape is crucial for our business. If they are not, we face downtime and revenue loss, which also affects our reputation on various platforms, resulting in missed opportunities for quality stays.

To help prevent issues, we have installed noise detectors in our units. If noise levels exceed a specific decibel threshold, our team is notified, and we will promptly send staff to the building to address the situation and request that the guest(s) vacate the premises. While we certainly hope this won't be necessary, any maintenance or damage will be our responsibility should it occur.

Such incidents are exceedingly rare.
